Minutes of HOA Meeting
1. Call to Order
a. Meeting started at 12:06pm
2. Attendance
a. Board Members: Melissa Clark, Joshua Yu, Laura Aoto
b. Member: Gloria Mickelson, David Mickelson, Curtis Clark, Maureen O’Connor
3. Lighting
a. 13 New poles went up. Waiting on sales to purchase the last 5.
b. Some wall lights will also be replaced as they are badly sun damaged.
4. Pest Control
a. We have a new pest control company Dr. Pest. The old company was not doing what they were supposed to, so we let them go. New company put out bait traps and will come once a month to spray, deweb and replace traps.
5. Reserves and Savings
a. Found a savings CD for 12 months at 3 ½% interest. Sunwest Bank. It will expire in July of 2026 on a non renewable contract. We placed the bulk of our reserves in here to take advantage of the rate.
6. HOA Dues
a. We will need to increase our dues by about $24 per month, bringing it to $315 monthly beginning January 2026. All utilities and insurances and vendor costs have gone up. Trash alone has gone up 30%.
b. We haven’t had an increase since 2020. It was $20 a month at that time. Consumer price index reports that LA county has increased 21.5% overall.
7. Shed
a. We have an HOA shed that will hold all of our HOA tools, repair supplies and paint, etc.
8. The meeting adjourned at 12:33pm.
